United India Insurance Company Ltd. (UIIC), a leading public sector general insurance company, initiated a project to upgrade and install a modern, energy-efficient HVAC system at their corporate office located on Mount Road, Chennai. The objective was to provide enhanced indoor air quality and thermal comfort for employees and visitors, while ensuring energy efficiency, ease of maintenance, and compliance with green building norms.
As the HVAC partner for this project, our objective was to design and implement a comprehensive climate control system tailored to the demands of a modern IT workspace. The HVAC system needed to serve a variety of functional zones including large open office areas, executive cabins, huddle and conference rooms, specialized server rooms, cafeteria, and utility areas — each with distinct load profiles and environmental needs.
The HVAC requirement for this facility was technically demanding due to its mixed-use nature — combining production floors, clean manufacturing zones, R&D laboratories, utility rooms, office spaces, and employee welfare areas. Each of these zones had unique air-conditioning and ventilation needs based on equipment heat load, process sensitivity, air quality requirements, and occupancy.
Due to the nature of operations involving flammable gases, the facility required a highly specialized HVAC and ventilation system, with an emphasis on safety, explosion protection, air quality control, and compliance with statutory norms from PESO, OISD, and local authorities.
